Before You Build at the Water’s Edge, Understand How the Edge Will Move

A Cape Cod home lost to an eroding bluff offers a costly reminder: waterfront due diligence must look beyond the property line and today’s shoreline.

Waterfront property is often evaluated as a snapshot: a view, a survey, a market value, and the distance from the structure to the water on the day of purchase. Coastal and riverfront systems do not stand still. They respond to storms, currents, waves, sediment movement, changing water levels, and human interventions elsewhere along the shore.

A recent Realtor.com report describes a $5.5 million Cape Cod home built beside an eroding bluff. According to the report, the bluff was retreating at an estimated 3.8 to 5.6 feet per year. The home was demolished in March 2025 to prevent it from collapsing into the ocean, leaving a legal and financial dispute in its wake.

The hazard is a process, not a line on a map

A mapped flood zone or current setback is useful, but neither tells the whole story. A sound site assessment asks how water and sediment move through the larger system, how the shoreline has changed over time, and how it may respond under several plausible future conditions.

Storm surge and flooding

Estimate water levels, wave exposure, overtopping, drainage constraints, and safe access during design events.

Hydrodynamic environment

Understand currents, waves, tides, river discharge, and the forces they place on the site and proposed structure.

Morphologic evolution

Evaluate erosion, accretion, channel migration, bluff retreat, and sediment pathways over the project’s expected life.

Individual investors need an independent technical view

Large infrastructure projects routinely involve engineers, modelers, surveyors, and environmental specialists. Individual buyers and small developers can more easily assume that permitting, an appraisal, insurance availability, or a conventional inspection has already answered the same questions. Those processes serve different purposes and may not evaluate long-term coastal or river behavior.

Before purchasing, designing, or building near a riverfront or coast, engage a qualified engineering company to evaluate the site as a changing physical system—not simply as a parcel of land.

What useful due diligence should deliver

  • A review of historical shoreline, bank, bluff, or channel movement
  • Site-specific flood, storm surge, wave, current, and erosion exposure
  • Scenarios spanning the structure’s intended service life, including uncertainty
  • An assessment of whether stabilization or adaptation is feasible, permitted, and likely to affect neighboring properties
  • Clear risk thresholds that inform purchase, siting, design, maintenance, insurance, and exit decisions

The lesson is not that every waterfront project should be avoided. It is that the decision should be made with evidence. A modest technical assessment completed early can reveal risks that are expensive—or impossible—to correct after acquisition and construction.
